Here's why the secondary market is experiencing a sluggish time

It has been noted that in the secondary market, although estate agents report that potential home buyers appear to have digested the uncertainties from the Occupy protests, transaction activity remains light.

According to a research note from Barclays, based on data from Centaline, weekend transactions at its top 10 housing estates were down 8% from 13 to 12 transactions with activity still concentrated in Tin Shui Wai (four transactions).

Meanwhile, on Midland’s broader measure of secondary transactions at the 35 housing estates, transactions fell 3% from 74 to 72 and remain below the 2014 year-to-date average level of 85 transactions/week.

Developers continued to enjoy good primary sales volumes over the past week.

Over the weekend, developers sold around 272 units and if including the 90 odd units that were sold at Wheelock’s Parkside project intra-week, this would have taken the total take up to around 362 units, close to the previous weekend’s 427 units.

Key sales this weekend included 106 units at Wheelock’s Parkside project in Tseung Kwan O, 90 units at Kerry/Sino/Manhattan’s Dragons Range in Kau To Shan and 47 units at Henderson Land’s High One project in Cheung Sha Wan.

At Wheelock’s Parkside project, the past weekend’s sales have now taken cumulative sales to 391 units representing around 85% of the 460 units that have been made available.

Meanwhile at Dragons Range, cumulative sales have now exceeded 80% of the 570 units that have been launched thus far.
