Primary weekend sales crashed 87% to just 79 units over the weekend
Only 64 sales were notable.
Barclays said that according to the Hong Kong Economic Journal, primary weekend sales fell 87% w/w to 79 units given the absence of new launches.
Notable sales included 52 units at Sino/Hopewell’s The Avenue II in Wanchai, 7 units at HK Ferry’s Green Code in Fanling and 5 units at Nan Fung’s The Visionary in Tung Chung.

So far, Sino/Hopewell have cleared around 900 units (82% of total 1,096 units) at The Avenue II with total proceeds of HK$8bn.
By comparison, Nan Fung has sold 446 units at The Visionary (31% of total 1,419 units). Looking ahead, the market’s focus has now shifted to SHKP’s 911-unit Century Gateway II in Tuen Mun. SHKP released the Price List I consisting of 203 units at HK$10,738psf (on SFA basis).
Including up to an 11.2% discount, the net price is HK$9,524psf, which is around 10% lower than the average price of HK$10,502psf (on NFA basis) for Century Gateway I back in 2012.
Of the first batch of units, 120 units will be offered for sale on Tuesday 17 December 2013. So far, the project has received 4,000 expressions of interest.
In addition, after waiting for 13 months, Cheung Kong finally obtained pre-sale consent for its Mont Vest project in Tai Po (1,350 units).
With the completion set for March 2014, Cheung Kong expects to launch the project after the New Year. Separately, Cheung Kong also named its 118-unit project in North Point as The Diva.
As this project is an old building redevelopment, it is not subjected to the consent to presale scheme. Cheung Kong expects to lead off its 2014 sales with The Diva.
